2010 notes below say freon leak is at upstairs connection to coil. Guessing that was fixed in 2015 when Jeff Cook installed horizontal indoor coil. (Upstairs unit is 3 ton, downstairs is 2.5 ton.)

One year labor warranty and a five year coil warranty.
Aug 2018 - Replaced capacitor on outside unit for upstairs. Failed after making sound briefly. $185.
Recommended hosing out every 6 months.

Earl replace upstairs fan Feb 2022. Returning to replace capacitor on newer outside unit. Both are using R22 freon, which is no longer available. Helping me move to wooden structure before big dig.

Rob and Sandy have four heat pumps, but not ground source. Ground souce is twice as efficient. Also good to retain existing HVACs to adjst temperatures quickly, heat pump is less intense. Heat pump can reside in basement.

MAINTENANCE NOTES
2009 – 3 lbs of Freon added to downstairs unit
May 2010 – 1 lb of Freon added to both units. (Leak is at upstairs connection to coil.) Dan from Moncrief (Request again next time.)
Our unit (upstairs) is 10 SEER (efficiency). The outside unit is new (2001 or 2005).
13 to 18 SEER is now standard, however a converted could be purchased to retain outside unit.
(Seems best to upgrade for better efficiency, maybe move outside unit.)
About $1200 to replace just coil (right side of upstairs unit – about 5ft wide)
Reusable filter by unit upstairs – Clean with hose and 409 Cleaner (filter is not currently used)
AC Parts (info from Moncrief guy):
Johnson Supply – 11th between Northside and Howell Mill
Good Tape: Nashua Silver Tape (about 3.5 inches wide)
Alternative to Mastic (the compound on the outside of upstairs unit, ugh)
Insulation – “Put Foam in your Home” – New Technology – Moncrief guy estimates it would be about $5,000.
Overflow pipes:
Left (galvanized) – probably old expansion tanks in attic that served steam heaters.
Right – Hot water heaters (probably needs to be sawed – test with Cary.)
